REPORTING MANAGER: Head Operations (India)

Job Profile:

  • Represent the interests of EOP in the NCR region.
  • Providing leadership to employees, occupiers and vendors for EOP Properties in NCR.
  • Aligning all employees and vendors around a common goal of maximising value of the Parks through an active asset management programme.
  • Ensure Industry Best Practices in the day-to-day operations of the EOP properties.

Key responsibilities and competencies:
Directs & Oversee organisations operational activities, Oversee policies, objectives & initiatives for the region, Responsible for evaluating current & proposed systems & procedures & determining & implementing changes as per necessity. Comprehensive knowledge of the overall departmental function.

  • Operations and Asset Management:

    • Ensure the Operations are Managed with best in class efficiency and ensure the Occupiers business is carried forward without any interruptions from park perspective.
    • Ensuring 99.95% of uptime across all Parks.
    • Addressing issues and improving the efficiency of the Parks by proactively engaging in completing the Opex Projects within the agreed timelines.
    • Managing and monitoring the KPI of the Service providers thru the teams.
    • Ensure quicker TAT and SOS issues and focus on Health & Safety initiatives by guidance.
    • Portfolio level detailing of specific initiatives.

  • Commercials:

    • Take accountability of the P&L of CAM at the City Level.
    • Ensure the CAM is bench marked and collectables happen within 60 days and further reduce the collection time to 45 days.
    • Ensure the Budgets are monitored and reported on a quarterly basis.
    • On an annual basis, preparing the budgets.

  • Operational Excellence:

    • Represent the interests of EOP in the market, internally and to all existing and potential tenant and business partner relationships.
    • Build relationships with all stakeholders for the best interests of EOP’s long term business value.
    • Be a strong support for customer relationships to the marketing / leasing team to enable optimal financial outcomes for EOP over the medium term.
    • Ensuring the vendor partener practice and adhere to Asset Management Document with Policies, SOP, Process flow Management across the City.
    • Ensuring all Internal audits and external audits and certifications are obtained in right time as per plan and zero tolerance on any non-compliances.
    • Implementing the Process flow for adhering to all Regulatory and Compliance requirements.

  • People:

    • Provide leadership to the existing teams in the EOP properties in NCR. Strong People management skills and experience required. Demonstrated track record in developing people and teams.
    • Mentor the team in each of the city for Operational excellence.
    • Retain the talents and provide Operational related training.
    • Should demonstrate strong problem-solving skills and multi-tasking abilities.

  • External:

    • Ability to build relationships (incl. multitude of senior local regulatory and statutory authorities, administrative bodies etc.) and focus efforts on critical issues whist ensuring collaborative approach to these diverse parks in different stages of asset cycle.

  • Required skill sets:

    • Should have a minimum 15 -18 years working experience including people management with a mature outlook and collaborative approach to managing teams and stakeholders.
    • Needs to be able to demonstrate experience in a corporate environment with responsibility for reporting against KRA’s for self and team.
    • Participative in approach with big picture focus whilst having ability to deep dive into a particular area/issue if needed and provide practical solutions and immediate guidance to team.
    • Should demonstrate strong problem-solving skills and multi-tasking abilities.
    • Proven experience in managing capital budgets, common area maintenance (CAM) budgets, vendor contracts etc.
    • Experience in managing external vendors and service providers (eg leasing agents, capex contractor, maintenance vendors etc) and internal suppliers including on site property management team. Agreeing KRA’s for the property management teams, vendors and all teams engaged in delivering services to the Properties, monitor and report against progress against those KRA’s.

  • Qualification:

    • Bachelors degree in Engineering or Hospitality Industry,
    • Industry accredited certifications like MRICS, MCR prefered.

  • Experience:

    • 15 – 18 years of total experience and at least 10 years of relevant experience.
    • Should have managed a team of 15+ members.
