Expansion Head – South Region – Olive Residences

Job Purpose:
The position will be responsible for the P&L of the Expansion region, the customer experience we offer to our customers and the development & management of the team Your span of control will include Supply, Sales, Operations & Transformation in the assigned region.

Key Responsibilities:

  • Growth: Lead and execute acquisition of residential assets to build and grow the supply across India.

    • Structure transactions, where required:
      • To suit the nature of development (Management, franchise & manchise agreements with property owners, developers / Multi-Property Agreements with Educational Institutions.
    • Prepare a network plan to lead strategic growth plans in line with the objectives thereby maximizing revenue at property level.
      Strategize and prepare an execution plan for identifying prospective markets and deal sourcing to create a strong development pipeline across key cities.
    • Conduct Negotiations (commercial and document) and engage with landowners on a consistent basis through the life cycle of the transaction.
    • Documentation, Execution and Closure of the various stages of transaction.

  • Revenue:

    • Lead monthly, quarterly and annual NRV targets.
    • Partner with central pricing, revenue team to roll out campaigns and initiative for your region to drive occupancy across the portfolio.
    • Lead a team of sales representatives and create new sales channels through tie ups and alliances with corporates and travel agents.
    • Partner cross-functionally with operations, transformation, legal, customer support, and finance teams to close hotel sales and throughout the launch and go-live process.

  • Operations & Transformation:

    • Responsible for project delivery as per the design philosophy of the product and make them open for business.
    • Drive key operation metrics such as NPS, CID, UH to offer top notch customer experience across the region.

  • People Management:

    • As a regional leader you will be responsible to build and lead a large team across functions.
    • Lead actively in hiring, training & performance management of the team members.

  • Internal / Group
Core Team, CEO, Sales and Marketing, Development team.
  • External
IPCs, Land Brokers & Sourcers.

Qualifications and Work Experience:

  • Expertise in residential and mixed-use projects.
  • Experience in new market launch and initiatives, negotiation & contracting and business expansion.
  • Exposure and experience working with quality systems and process.

Knowledge, Skills and Competencies:

  • Passion for the design and development process.
  • Understanding of construction and materials.
  • Awareness of industry best practices and latest trends.
  • Awareness and understanding of commercial, legal and regulatory aspects.
  • Effective verbal, written communication and presentation skills.
  • Strong inter-personal skills – Should be effective in delivering outcomes through other.
